What a Landlord Address can and cannot be used for
Last reviewed
In short
A Landlord Address is for correspondence about the residential property you let in England, such as notices from tenants, your Land Registry address for service and the PRS database. It cannot be used to hide from legal process, for fraud, to receive goods, as a company registered office or for anything unlawful. We cooperate with lawful requests from courts and authorities, and misuse ends the service.
What can I use my Landlord Address for?
Correspondence about the residential property you let in England. For example:
- notices from your tenants, as your section 48 address for service
- the address for notices on the written statement that new assured tenancies need from 1 May 2026
- your address for service at HM Land Registry, which accepts a care-of address
- the correspondence address for each property on the PRS database, which cannot be a PO Box number
- letters from your letting agent, your council and your deposit scheme about your lettings
We handle letters and large letters, including recorded and signed-for letters. Legal and official post is flagged and you are told the same working day. See mail handling.
What can a Landlord Address not be used for?
- Hiding from legal process. It must never be used to avoid tenants, courts, councils or enforcement.
- Fraud, including giving false details about who you are or where you live.
- Receiving goods. We handle letters and large letters only and do not accept parcels.
- A registered office for a company. We serve individual landlords and joint owners and the address is not offered as a company registered office.
- Post that has nothing to do with your lettings. It is not a general personal or business mailing address.
- Letting anyone else use it. Your address and reference are for you and any joint owners whose identity we have checked.
- Any unlawful purpose.
Which uses are allowed?
Some uses depend on who is asking for your address. Where the answer is check, confirm with the organisation concerned or take advice before you rely on a correspondence address.
| Use | Allowed? | Notes |
|---|---|---|
| Notices from tenants and your section 48 address | Yes | This is what it is for. Legal post is flagged and you are told the same working day. |
| Written statement address for notices | Yes | New assured tenancies in England from 1 May 2026 need an address in England and Wales for notices. |
| HM Land Registry address for service | Yes | A care-of address is accepted. Owners update it with form COG1. |
| PRS database correspondence address | Yes | It does not replace the residential address the database also collects. |
| Deposit prescribed information | Check | Whether a care-of address complies is debated. Ask your deposit scheme. |
| Council licence application and register | Check | What counts as the licence holder's address is for the council. Ask them. |
| Written rent demands | Check | Section 47 may need your own address. See section 47 and rent demands. |
| Parcels and online shopping | No | Letters and large letters only. |
| Company registered office | No | Not offered. |
| Avoiding tenants, courts, councils or enforcement | No | Ends the service. |
Why are there limits on how the address is used?
Our principle is private, never unreachable. A Landlord Address lets you keep your home address off tenancy paperwork and registers where the rules allow it. It must never put you out of reach of the people and bodies entitled to contact you. That is why every customer is identity checked before an address is issued and why legal and official post comes first.
Do you cooperate with courts and authorities?
Yes. We cooperate with lawful requests from courts and authorities. A Landlord Address is not a way to keep your identity or your home address from a court or authority acting lawfully.
What happens if the service is misused?
Misuse ends the service, without a refund where our terms of service allow. That includes fraud, evading enforcement or legal process and any of the other uses listed above as not allowed.
If you think a Landlord Address is being misused, tell us through our contact form.
