Landlord Address questions and answers

Last reviewed

In short

Landlord Address gives private landlords in England an identity checked correspondence address with a personal reference. We log every letter the day it arrives, scan letters within one working day and tell you the same working day when legal or official post arrives. One annual price covers every property you let. You can use it instead of your home address on tenancy paperwork but it cannot remove your home address from the PRS database.

The service

What is Landlord Address?

It is a correspondence address in England with your own reference that you use for tenants, notices and registers instead of your home address. We log and scan the post that arrives and tell you the same working day when legal or official post comes in. See how it works.

What can I use my Landlord Address for?

Your section 48 notice and the written statement for new tenancies, replies when a tenant asks for your name and address, your Land Registry address for service and the correspondence address for each property on the PRS database. Councils, agents, solicitors and deposit schemes can write to it too, subject to what each one accepts. It stays the same when you move house, change agent or move abroad. See every way a landlord address helps.

Who can use it?

Individual landlords and joint owners with rental property in England. If you are not sure it fits you, check which address you need.

How do I get my address?

Apply online and we email you an identity check and a payment link. Once you are verified we issue your address and reference with a section 48 notice already filled in. Apply for your address.

Can I use it if I live overseas?

Yes, as long as your rental property is in England. Landlords abroad still need an address in England and Wales for tenant notices and you can read your scanned post from anywhere. See overseas landlords.

Can I use one address for several properties?

Yes. One address and one reference cover every property you let. Landlords with a lot of post can ask for a quote on the portfolio landlords page.

Can joint landlords use it?

Yes. Joint owners of the same properties can share one plan and each of you has an identity check before the address is issued. See identity checks.

Can a limited company use it?

Not yet. We serve individual landlords and joint owners at the moment. Companies can join the waiting list through our address check.

What if my property is in Wales, Scotland or Northern Ireland?

We focus on rental property in England. Landlords with property in Wales, Scotland or Northern Ireland can join the waiting list through our address check.

Your post

Can my tenant serve legal documents at my Landlord Address?

Yes, that is what it is for. Post from tenants is logged the day it arrives, flagged as legal and official post and you are told the same working day. See mail handling.

Will my mail be opened?

Yes. Letters are opened and scanned so you can read them in your online mailbox. Staff access to your post and scans is limited and logged. See how we protect your post.

How quickly is post scanned?

Letters are scanned within one working day and you get an email alert when something arrives. Legal and official post from tenants, courts, councils, HMRC and deposit schemes is flagged and you are told the same working day. See mail handling and service levels.

Do you forward originals?

Yes, whenever you ask. We post them to you at the cost of postage with no handling fee, and legal and official originals are never shredded without your instruction. See mail handling.

Do you accept parcels?

No. We handle letters and large letters only. Our staff sign for recorded and signed-for letters, log them and tell you they have arrived. See mail handling.

How long do you keep my scans?

Scans stay in your online mailbox for 12 months and are then deleted. See how we protect your post, scans and ID.

Prices and renewals

How much does it cost?

£99 a year with every mandatory fee included. Sign up online and your first year is £49. See pricing.

Is it per property?

No. One fixed annual price covers every property you let. See pricing.

Can I pay monthly?

No. You pay once a year up front, which keeps the price down and means your address cannot lapse because a monthly payment failed. See why one annual price.

Are there any other fees?

There is no setup fee and no charge for scanning or alerts. The only optional extra is postage if you ask for paper originals. See what costs extra.

When will you remind me to renew?

We email you 30 days before your renewal date. Your plan renews at the standard price of £99 a year unless you switch off renewal. See how renewals work.

Can I cancel?

Yes. Cancel within 14 days of signing up for a full refund, or switch off renewal at any time after that. See our terms of service.

What happens if I do not renew?

For 30 days we keep receiving your post, log it and tell you it has arrived. After that new post is returned to the sender and it is never quietly binned. See what happens if you do not renew.

The rules

Do landlords have to give tenants their home address?

Tenants must be given an address in England and Wales where notices can be served on you, but section 48 and the 2026 written statement rules do not say it has to be your home. Written rent demands are different because section 47 may need your own address. See do I have to give my tenant my home address?

What is a section 48 address?

It is the address in England and Wales, given to your tenant by notice, where they can serve notices on you including notices in court proceedings. Until you give it, rent and service charges are treated as not due. See section 48 notices.

Can I use somebody else's address?

For section 48 the address must be in England and Wales and it has to work, because a notice served there counts as served on you. Whoever receives your post must agree to accept notices for you and pass them on quickly. See your address options compared.

Can I use my accountant's address?

It depends what you use it for. It has the same limits as an agent's address: it can work for section 48 notices if your accountant agrees to accept notices for you, but written rent demands may need your own address under section 47. See your address options compared.

Can I use my letting agent's address?

Yes for section 48, if your agent agrees to accept notices for you and passes them on promptly. You will need a new notice if you change agent, and section 47 rent demands need your own address. See using your letting agent's address.

Can I use a PO Box?

The PRS database will not accept a PO Box number as the correspondence address for a property. For tenant notices a street address where post can be received and signed for is the safer choice. See PO Box addresses.

Does a correspondence address work on rent demands?

Not always. Section 47 says written rent demands must contain the landlord's name and address, and the Upper Tribunal has held that means your own address rather than an agent's. See section 47 and rent demands.

Can a tenant ask for my name and address?

Yes. A tenant can ask in writing and must be given the landlord's name and address within 21 days. A correspondence address is widely treated as meeting this, but take advice if you are unsure. See when a tenant asks for your address.

Can I change my Land Registry address for service?

Yes. Owners can have up to three addresses for service including at least one postal address, and a care-of address is accepted. You update it with form COG1. See your Land Registry address.

Which address goes on deposit paperwork?

The prescribed information lists the landlord's name, address, telephone number and any email address. Whether an agent or care-of address complies is debated, so check with your deposit scheme. See deposit paperwork.

The PRS database

What is the PRS database?

It is England's new landlord register, called Register your rental property. Landlords of assured or regulated tenancies must register themselves and each property, with a fee of £65 per property renewed each year. The first payment is reduced during the rollout, and not registering can mean a penalty of up to £7,000. See the PRS database explained.

When does my region open?

The first region, the West Midlands, opens on 15 December 2026 and the last, the South West, opens on 15 August 2027. See PRS database dates by region.

Will my home address be hidden on the PRS database?

No. The database collects your residential address as well as a correspondence address for each property. GOV.UK says landlord and property details are not shared publicly for now, but some may be made public in future. See what address to give on the PRS database.

Is Landlord Address still worth it if the PRS database is not public?

For most landlords who deal with their own tenants, yes. Tenants still have to be given an address for notices, your Land Registry title can still be bought by anyone for £7 and council licence registers are still public. The PRS database still needs a correspondence address in England or Wales for every property, and GOV.UK says some details may be made public in future. The service also makes sure official post is logged and flagged to you the same working day.

Can I give my Landlord Address as the PRS correspondence address?

Yes. The database asks for a correspondence address for each property that is not a PO Box number, and your Landlord Address can be used there. It does not replace the residential address the database also collects. See the PRS correspondence address.

Can my letting agent register for me?

You can agree that your letting agent or property manager provides certain information on your behalf, but you remain responsible for the registration. See the PRS database explained.

Identity checks and privacy

Why do you check my identity?

So the service can never be used to hide from tenants, courts, councils or enforcement. We confirm who you are and where you live before your address is issued. See why we verify every landlord.

What documents will I need?

We confirm the exact documents we accept when you apply. Checks may be electronic or a review of your documents by our staff. See identity checks.

How do you protect my scans and ID documents?

They are stored outside the website in a secure store and shown only to your identity checked account, with every view logged. ID documents are deleted once they are no longer needed. See security.

What would end my service?

Fraud, using the address to evade enforcement or legal process, or any other misuse. See acceptable use.
