Every way a landlord correspondence address helps

In short

A Landlord Address is one address in England with your own reference. You can use it wherever a landlord has to give an address: the section 48 notice and written statement your tenants get, your Land Registry title, council licences and each property on the PRS database. It keeps your home off those records where the rules allow. It stays the same when you move house, change agent or move abroad. Every letter is logged and scanned, and legal or official post is flagged to you the same working day. It costs £49 for your first year and then £99 a year for every property you let.

Where can you use a landlord correspondence address?

These are the places a private landlord in England is asked for an address, what each rule asks for and whether a Landlord Address can be the one you give.

How does it help you meet the rules?

It keeps your rent due

Section 48 of the Landlord and Tenant Act 1987 says that until you give your tenant an address in England and Wales for notices, rent and service charges are treated as not due. That matters most when you are chasing arrears. When your address is issued we send you a section 48 notice already filled in with your name and reference, so giving it to every tenant takes minutes. Read section 48 notices explained.

It goes on every new written statement

From 1 May 2026 new assured tenancies in England need a written statement that includes an address in England and Wales where notices can be served on you. Your Landlord Address can be that address on every tenancy you start. See the landlord address on a tenancy agreement.

It answers a tenant's request for your details

A tenant can ask in writing for their landlord's name and address and must get a reply within 21 days. You can reply with your name and your Landlord Address. See can a tenant ask for their landlord's name and address.

It can replace your home on your Land Registry title

Your title register shows an address for service for each owner, and anyone can buy a copy online for £7. HM Land Registry accepts a care-of address, so you can swap your home for your Landlord Address with form COG1. Read how to change your Land Registry address for service.

It is your correspondence address on the PRS database

Register your rental property, England's new landlord register, opens region by region from 15 December 2026. Every property needs a correspondence address in England or Wales that is not a PO Box. One Landlord Address and reference can go against every property you register, and it does not change when you move. Any change to your details has to be updated within 28 days, so an address that stays put saves work. See what address to give on the PRS database and the date for your region.

It can help with council licences

For licensed HMOs and houses in selective or additional licensing areas, the public register must show the licence holder's name and address. Councils decide what they accept, so ask yours whether a correspondence address can be used. Either way, council letters about the licence come to an address where they are logged and flagged. How does it help when your life changes?

  • You move houseWith your home on your landlord paperwork, every move means a new notice for each tenant and updates for your deposit scheme, HM Land Registry, any licensing council and the PRS database within 28 days. With a Landlord Address none of that changes. Changing your landlord address
  • You move abroadTenants still need an address in England and Wales for notices, and the PRS database needs a correspondence address in England or Wales for each property. A home abroad cannot do either job. Your post is scanned and online wherever you live. Overseas landlords
  • You change or leave your agentAn agent's address only works while you use that agent. When you change agent or manage the property yourself, every tenant needs a new address for notices. Your own Landlord Address stays the same whoever manages the property. Landlords with letting agents
  • You let a property for the first timeLetting your old home or a property you inherited means getting the address rules right before the first tenant moves in. Starting with a correspondence address means your new home never goes on the paperwork. Accidental landlords
  • You buy more propertiesOne address and one reference cover every property you let, at one annual price. Each new tenancy and each new PRS registration uses the same details. Portfolio landlords
  • You own with someone elseJoint owners can share one plan and give the same address for the properties they own together. Each of you has an identity check. On the PRS database each joint landlord must register, and one of you registers the property and invites the others.
  • You are away for a whileHolidays, work trips, a hospital stay or a few months somewhere else. Your post is still logged the day it arrives and anything urgent is flagged to you by email. Mail handling

How does it make sure you never miss important post?

The address only helps if post sent to it reaches you. That is the part of the service we take most seriously.

  • Every item is logged the day it arrives with the sender, the type of item and the date, so you have a dated record of when a notice came in.
  • Letters are scanned within one working day and you get an email alert. Scans stay in your online mailbox for 12 months.
  • Post from tenants, courts, councils, HMRC and deposit schemes is flagged and you are told the same working day.
  • Recorded and signed-for letters are signed for by our staff and logged.
  • Councils will use the PRS database to enforce the rules, with penalties of up to £7,000 for not registering. A council letter is not one to leave under a pile of leaflets.
  • Paper originals are posted to you at the cost of postage, and legal or official originals are never shredded without your instruction.

See mail handling and service levels for exactly what happens to each item.

How does it protect your privacy and safety?

Your tenants need a reliable way to reach you. That does not have to be your front door.

  • Your home stays off the section 48 notice, the written statement and anything else you hand to tenants.
  • A disagreement over a deposit or the end of a tenancy is dealt with in writing rather than on your doorstep.
  • Your name, your rental and your home are harder to link up from your Land Registry title and other records.
  • If you have a personal safety reason to keep where you live private, a correspondence address keeps it off the paperwork you control. The PRS database still collects your residential address, so ask GOV.UK, HM Land Registry and your council what extra protection they can offer.
  • Your letting post stays separate from your household post, the way a separate bank account keeps the money separate.

Who does it help most?

If your agent already handles everything and you never plan to move or change agent, you may not need us today. Check which address you need in two minutes.

What a landlord address does not do

  • It does not take your residential address off the PRS database. Individual landlords give it whatever other address they use.
  • It may not be enough on written rent demands. Read section 47 and rent demands before you rely on it there.
  • It does not decide what a council puts on its licence register or what a deposit scheme accepts.
  • It does not change records until you update them. Our privacy checklist lists each one.
  • It never makes you unreachable. We check every customer's identity before an address is issued and the service ends if it is used to avoid tenants, courts or councils.

Common questions

Is a correspondence address still worth it if the PRS database is not public?

For most self-managing landlords, yes. Your tenants still have to be given an address for notices, your Land Registry title is still public for £7 and council licence registers are still public. The PRS database still needs a correspondence address in England or Wales for every property, and GOV.UK says some details may be made public in future. The other half of the service is making sure official post never goes missing.

Can my tenants still reach me?

Yes. Anything they send to your Landlord Address is logged the day it arrives, and notices from tenants are flagged to you the same working day. You can still give tenants a phone number or email for day to day questions.

Can I use one address for several properties?

Yes. One plan covers every property you let, with the same address and reference on each.

Do I need it if I use a letting agent?

Not always. Your agent can be your address for notices while you use them. Your own address helps when you change agent, manage a property yourself or want your Land Registry title and PRS registration to show an address that stays the same. See landlords with letting agents.

Who can sign up?

Individual landlords and joint owners with rental property in England. Limited companies and landlords elsewhere in the UK can join the waiting list through which address do I need.
