Who it is forPortfolio landlords
One landlord address for every property in your portfolio

In short
Landlord Address gives portfolio landlords one address in England and one reference to use for every property they let, at one fixed annual price. Every letter is logged with its sender, type and date and scanned to one online account. The PRS database will ask for a correspondence address for each property, and using the same address everywhere keeps your records consistent. If you expect a lot of post, ask us for a portfolio quote.
Can I use one address for all my rental properties?
Yes. Your landlord address and reference cover every property you let, and the annual price does not go up with the number of properties. Give the same address to every tenant for notices, put it on every written statement and use it as your address for service on each Land Registry title.
You do not need a different address for each property. What matters is that every tenant has an address in England and Wales where notices can be served on you, and that post sent there reaches you quickly.

How will I know which property a letter is about?
Every item is logged the day it arrives with the sender, the type of item and the date, and letters are scanned within one working day. You read the scan in your online mailbox, so the letter itself tells you which property and which tenancy it concerns without waiting for the paper. It helps to ask tenants to include the property address when they write to you.
Legal and official post from tenants, courts, councils, HMRC and deposit schemes is flagged and you are told the same working day, however many properties you have. Recorded and signed-for letters are signed for by our staff and logged. See mail handling and service levels.
What does the PRS database need from portfolio landlords?
England's PRS database, called Register your rental property, opens region by region from 15 December 2026. Landlords of assured or regulated tenancies must register themselves and each property. The fee is £65 per property, renewed every year, so every property in your portfolio adds an entry to keep up to date. All your properties share one renewal date, and changes such as a new tenant or a renewed certificate must be updated within 28 days.
For each property you give the landlord's name and a correspondence address, which cannot be a PO Box. Giving the same landlord address for every property keeps your entries consistent, and it does not change if you move house or change agent. You can agree that your letting agent or property manager provides certain information for you, but you remain responsible for the registration.
Individual landlords also give a residential address, which a correspondence address does not replace. GOV.UK says landlord and property details are not shared publicly for now, but some may be made public in future. Read the PRS database explained, what address to give on it and the date for each region.
How do I keep my address consistent across many tenancies?
The more tenancies you have, the more places your address appears. It goes on section 48 notices, written statements, deposit prescribed information, Land Registry titles and licence registers, and now the PRS database. When those show a mix of your home, an old address and an agent's office, notices can go to the wrong place and every move means a long round of updates.
One landlord address used everywhere means one set of details to check, and nothing to change when your own circumstances do. When you first switch, give each tenant a fresh section 48 notice and work through our guide to changing your landlord address. The address rules table shows every rule in one place.
Can joint owners share one plan?
Yes. Joint owners of the same properties can share one plan, and each of you has an identity check before the address is issued. If some properties are in your sole name and others are held jointly, tell us in the quote form below and we will explain how to set it up.
Can I use it if I let through a limited company?
Not yet. At the moment we serve individual landlords and joint owners with rental property in England. If some or all of your portfolio is held in a company, join the waiting list through our address check.
What a landlord address cannot do for a portfolio
- It cannot take your home address out of the PRS database, which still collects your residential address.
- It may not be enough on written rent demands. Section 47 asks for the landlord's own name and address. Read section 47 and rent demands.
- It never makes you unreachable. Every customer is identity checked and misuse ends the service.
- It is for letters and large letters. We do not accept parcels.
Portfolio questions
Is the price per property?
No. One annual price covers every property you let: £49 for your first year when you sign up online, then £99 a year. A portfolio quote is for landlords who expect a lot of post.
Can my letting agent still deal with tenants day to day?
Yes. Your agent can carry on as now. Your landlord address sits alongside the agent and stays the same if you change agent. See landlords with letting agents.
Do I need to give every tenant a new section 48 notice?
Yes, when you switch to a landlord address. Give one at the start of each tenancy and again whenever the address changes. Customers get a notice already filled in with their name and reference.
