How to keep your home address private as a landlord

Last reviewed

In short

Choose one address in England and Wales that you will always monitor and use it wherever the rules allow: your written statement, your section 48 notice, your Land Registry title and the correspondence address for each property on the PRS database. Ask your deposit scheme and council before changing their records. Keep your own address on written rent demands unless you have advice otherwise.

What are the steps to keep your address private?

Work through these in order. Most are a short letter or form. Where the answer depends on someone else, such as your deposit scheme or council, the step says so. Prefer something to print and tick off? Get the checklist as a PDF.

  1. Choose one address you will always monitor

Everything else depends on this. For notices the address must be in England and Wales, and post sent there has to reach you quickly because a notice served there counts as served on you. Options include a letting agent who agrees to accept notices, a solicitor or a managed correspondence address such as Landlord Address. Compare your options.

  2. Use it on your tenancy paperwork and written statement

For assured tenancies in England from 1 May 2026 the written statement of terms must include your name and an address in England and Wales where notices can be served on you. Put your chosen address there and on any tenancy agreement you issue. See the address on a tenancy agreement.

  3. Give every tenant a section 48 notice

Section 48 of the Landlord and Tenant Act 1987 says you must give tenants notice of an address in England and Wales where they can serve notices on you. Until you do, rent is treated as not due. Give each tenant a notice with your new address and keep proof of when and how you gave it. Use our section 48 notice template.

  4. Check your written rent demands

Section 47 says every written demand for rent must include your name and address. The Upper Tribunal has held that this means your own address, where you live or carry on business, and not an agent's address. A correspondence address alone may not be enough here. If you send written demands, keep your own address on them or take advice. Read section 47 and rent demands.

  5. Ask your deposit scheme about the prescribed information

When you protect a deposit you give the tenant prescribed information that lists the landlord's name, address, telephone number and any email address. Some scheme templates allow agent details, but whether an agent or care-of address complies is debated. Check with your scheme before you change it. See deposit prescribed information.

  6. Change your Land Registry address for service

Your title register shows an address for service for each owner, and anyone can buy a copy online. You can have up to three addresses for service. At least one must be a postal address, which does not have to be in the UK, and a care-of address is accepted. Use form COG1 to update it. Read how to change your Land Registry address.

  7. Ask your council about licence records

If your property is licensed as an HMO or under additional or selective licensing, the council keeps a public register with the name and address of the licence holder and of the person managing the house. What the council will accept as the licence holder's address is up to the council, so ask your licensing team before you change it. More for HMO landlords.

  8. Plan for the PRS database

England's new landlord register opens region by region from 15 December 2026. Individual landlords must give their residential address, so this is one place your home address will be held. For each property you also give a correspondence address in England or Wales, which cannot be a PO Box. GOV.UK says landlord and property details are not shared publicly for now, but some may be made public in future. Read what address to give on the PRS database.

  9. Update your letting agent's records

If you use an agent, tell them which address to use on anything they prepare in your name, such as tenancy agreements, notices and deposit paperwork. Agents can also provide certain information to the PRS database on your behalf, but you stay responsible for it. See using your letting agent's address.

  10. Tidy up your wider online footprint

Landlord paperwork is not the only place your address appears. The electoral register has an open version that can be sold to other organisations, and you can ask your council's electoral registration office to leave you off it. Check old property adverts, business listings and social media profiles for your home address too.

What if tenants already have your home address?

You cannot take back paperwork you have already handed over. What you can do is make sure everything from now on uses your new address:

  • give each tenant a new section 48 notice with the new address
  • use it on the next written statement or renewal
  • update your Land Registry title with form COG1
  • ask your deposit scheme and council how to update their records

Our guide to changing your landlord address everywhere takes you through each one.

Common questions

Will these steps hide my home address completely?

No. The PRS database still collects your residential address, written rent demands may need your own address and paperwork already given out stays as it is. These steps reduce the number of places your home address appears. They do not remove it from everything.

Is the checklist free?

Yes. Enter your email in the form above and the download link appears. It lists the same steps as this page with tick boxes.

Can Landlord Address do these steps for me?

We give you the address and a section 48 notice already filled in with your name and reference once your identity check is complete. The updates to your deposit scheme, council and Land Registry title are yours to make, and this checklist shows each one. Get your landlord address.

Does a private address mean tenants cannot reach me?

No. Private never means unreachable. Every letter to your landlord address is logged the day it arrives and legal or official post is flagged to you the same working day. Read why landlords protect their home address.
