What address to give on the PRS database
Last reviewed
In short
Individual landlords give their residential address when they register, so the PRS database will hold your home address whatever you do. For each property you also give your name and a correspondence address in England or Wales, which cannot be a PO Box. Organisations give a business address that is not a PO Box. GOV.UK says these details are not shared publicly for now, but some may be made public in future, so choose your correspondence address with care.
Which addresses does the PRS database ask for?
Register your rental property, England's new landlord register, asks for an address about you and a correspondence address for each property. This is how GOV.UK describes them in its guidance for landlords and on the Housing Hub, both updated on 29 October 2026.
| Address | Who gives it | Can it be a PO Box? |
|---|---|---|
| Residential address | Individual landlords, about themselves | It is where you live |
| Business address | Companies and other organisations, about themselves | No |
| Correspondence address | Every landlord, for each property. It must be in England or Wales | No |
Do you have to give your home address on the PRS database?
Yes, if you are an individual landlord. Along with your name, date of birth, telephone number and email you give your residential address. A correspondence address does not replace it. No address service can keep your home address off the PRS database, and we do not claim to.
What is the correspondence address for each property?
For every dwelling you register you give the landlord's name and a correspondence address in England or Wales. The guidance says this cannot be a PO Box number. It is the address you choose for post about that property, so it should be one you monitor and plan to keep.
If you use your home, every house move means updating the register for each property within 28 days as well as telling your tenants, your deposit scheme and HM Land Registry. A correspondence address that stays the same avoids that. See how to change your landlord address.
Can a landlord use a PO Box on the PRS database?
No. The correspondence address for each property cannot be a PO Box number, and nor can an organisation's business address. If you use a PO Box for anything else as a landlord, you will need a different address here. Read can a landlord use a PO Box.
What address do companies give?
Organisations give the entity's name and legal type, a business address that is not a PO Box, a phone number and email, representative details, the Companies House or charity number and the directors or trustees. Landlord Address serves individual landlords and joint owners at the moment. Limited companies can join the waiting list through which address do I need.
What will the public see on the PRS database?
For now, nothing. GOV.UK's guidance for landlords, published on 29 October 2026, says: "Currently your landlord and property information will not be shared publicly." It adds that some information may become public in future and that a privacy notice will be updated first. The Housing Hub says a list of public information will be published later, balancing landlords' privacy with tenants' need to make informed choices.
So we cannot tell you whether your residential address or your correspondence address will ever be visible, and nobody else can either until that list is out. If the correspondence address is among the public details, it is the address people will see, which is a good reason to make it one that is not your home.
Can you use Landlord Address as your PRS correspondence address?
The published guidance asks for an address in England or Wales and excludes PO Box numbers. A Landlord Address is not a PO Box. It is a physical address in England with your personal reference, where our staff receive, sign for and log your post the day it arrives. We are confirming with the government guidance that managed addresses with a personal or suite reference are accepted as a correspondence address, and we will update this page when we have.
Used this way, the same address and reference can go against every property you register. Your residential address is still given, as it must be. Post that arrives about any of your properties is scanned within one working day, and official post is flagged and you are told the same working day. Read mail handling and service levels, or see how it works for portfolio landlords.
Can your letting agent provide the address?
Landlords can agree that their letting agent or property manager provides certain information on their behalf, but the landlord remains responsible for it. If your agent is registering details for you, tell them which correspondence address to use and check what they submit. If they use their own office, think about what happens when you change agent. See using your letting agent's address.
What a correspondence address cannot do on the PRS database
- It cannot replace your residential address. Individual landlords give it whatever other address they use.
- It cannot promise any detail stays private. Nothing is shared publicly for now, but the list of what may be published later is not out yet.
- It cannot be a PO Box.
- It never makes you unreachable. We check your identity before issuing an address and the service ends if it is used to avoid tenants, councils or courts.
Common questions
Will my residential address be published?
Not for now. GOV.UK says landlord and property information is not currently shared publicly. Some may be made public in future and the list has not been published.
Can joint owners use one correspondence address?
Joint owners can share one Landlord Address plan and give the same address for the properties they own together. Each of you has an identity check before the address is issued. On the register itself each joint landlord must register, and one of you registers the property and invites the others.
When do I need to decide?
Before you register, which depends on your region. See PRS database dates by region.
