Address rulesChanging your address
How to change your landlord address everywhere it appears
Last reviewed
In short
Start with your tenants and give each of them a new section 48 notice with the new address for notices. Then update your written rent demands, your deposit scheme, your HM Land Registry address for service using form COG1, any council licence, the PRS database once you have registered and your letting agent. Keep an eye on the old address for a while, because some post will still go there.
Why does changing your landlord address take so many steps?
Your landlord address sits on several documents and registers, and each keeps its own record. Changing one does not change the others. The usual reasons for a change are moving house, changing letting agent or switching to a correspondence address. Each time, tenants, the deposit scheme, the Land Registry, councils and now the PRS database may all need the new details.

Where do you need to update your landlord address?
| Where | What to send or do | When |
|---|---|---|
| Your tenants | A new section 48 notice to each tenant giving the new address in England and Wales for notices | Before the old address stops working |
| Written rent demands | Update the landlord name and address on your demand template. Section 47 may need your own address | From the next demand |
| New tenancy paperwork | Use the new address for notices in the written statement | Every new tenancy from now on |
| Deposit scheme | Ask how to update your contact details and whether anything needs to go to tenants again | As soon as the address changes |
| HM Land Registry | Form COG1 to update your address for service, up to three addresses | Soon after, for each title you own |
| Council licence records | Ask the council how to update the licence holder's address and what it will accept | As soon as the address changes |
| PRS database | Keep the correspondence address for each property up to date, and your residential address if you have moved | Once you have registered |
| Letting agent | Tell them the new address and ask them to update the tenancy and deposit records they hold | The same day |
| Your lender and insurer | Update your own records in the way each of them asks | When you move |

How do you tell tenants about a new address?
Give each of them a new section 48 notice. Section 48 of the Landlord and Tenant Act 1987 asks for an address in England and Wales where notices can be served on you, and until tenants have one, rent is treated as not due. The new notice should give the new address, say it replaces the one given before and name every tenant. Keep proof of when and how you gave it. Our section 48 notice template already includes the wording about replacing the previous address.
If you send written rent demands, change the details on your template at the same time. Section 47 asks for the landlord's name and address on every written demand, and the Upper Tribunal has held that means your own address. See section 47 and rent demands.
How do you update your deposit scheme?
Deposit prescribed information lists the landlord's name, address, telephone number and any email address. When your details change, ask your scheme how to update them and whether it recommends giving your tenants anything again. See deposit prescribed information.
How do you update the Land Registry?
With form COG1, which is used to update registered owners' contact addresses. You can have up to three addresses for service, at least one of them postal, and a care-of address is accepted. Do it for every title you own. The form and guidance are on the GOV.UK page for updating a registered owner's contact address. See your Land Registry address.
How do you update a council licence?
If your property is licensed, the council's public register includes the name and address of the licence holder and of the person managing the house. Contact the council that issued the licence and ask how to update the address and what it will accept as the licence holder's address. See HMO landlords.
How do you update the PRS database?
The PRS database opens region by region from 15 December 2026. It asks individual landlords for their residential address and, for each property, a correspondence address that cannot be a PO Box number. Once you have registered, keep both up to date and check GOV.UK for how changes are made. If you switch to a correspondence address before your region opens, you can give it from the start. See the date for your region and what address to give on the PRS database.
What about post that still goes to your old address?
Some will, for a while. Keep checking the old address, or arrange for post to be forwarded, until you are confident everyone has the new one. If your old address was a letting agent's office, ask the agent to pass on anything that arrives and agree for how long.
How do you avoid doing all this again?
Use a landlord address that does not change when you move house or change agent. With Landlord Address your address and reference stay the same wherever you live, so next time you move most of this checklist stays as it is. You would still update your residential address on the PRS database, your own address on any written rent demands, and your lender and insurer.
When you switch, we give you a section 48 notice already filled in with your name and reference once your identity check is complete. See how it works and pricing.
If you ever leave, we keep receiving your post for 30 days after your plan ends, log it and tell you, so you have time to give tenants your next address. After that new post is returned to the sender. It is never quietly binned.
Common questions
I moved house but my tenants have my Landlord Address. Do I need to tell them?
Your address for notices has not changed, so there is no new section 48 notice to give. You still update your residential address on the PRS database once registered, your own address on any written rent demands, and your lender and insurer.
Is there a fee to change my Land Registry address?
Check the current guidance for form COG1 on GOV.UK before you send it.
How long should I keep checking my old address?
There is no fixed period. Keep checking until you are confident your tenants, deposit scheme, council and the registers all have the new address.
Do I need to give a new notice if I change letting agent?
If your tenants were given the agent's office as your address for notices, yes. See using your letting agent's address.
