PRS databaseRegister your rental property

The PRS database explained

Last reviewed

In short

The PRS database is England's new landlord register, called Register your rental property. It opens region by region from 15 December 2026. Landlords of assured or regulated tenancies must register themselves and each property, and the fee is £65 per property renewed each year, with a reduced first payment during the rollout. Individual landlords give their residential address plus a correspondence address in England or Wales for each property. GOV.UK says landlord and property details are not shared publicly for now, but some may be made public in future.

What is the PRS database?

PRS stands for private rented sector. The database is a new register of private landlords in England and the homes they let. On GOV.UK the service is called Register your rental property, and the government's Housing Hub explains how it works. The details on this page are from the GOV.UK guidance for landlords published on 29 October 2026 and the Housing Hub page updated the same day.

Who has to register on the PRS database?

Landlords of assured or regulated tenancies must register themselves and each property they let. If you let several properties, each one has to be registered. If you own a property jointly, each joint landlord must register: one of you registers the property and invites the others.

Landlords of supported housing covered by the Supported Housing (Regulatory Oversight) Act 2023 are exempt. If you are not sure whether your lettings count, check the GOV.UK guidance before your region opens.

When does the PRS database open?

It opens one region at a time. The first region is West Midlands, which opens on 15 December 2026. Each region then has its own registration deadline. See PRS database dates by region for every region's opening date and deadline.

How much does it cost to register?

The fee is £65 per property per year, with no VAT. A landlord with three properties pays three fees. Registering yourself as a landlord and updating your details cost nothing.

During the rollout your first payment is reduced so you are not charged for any days before 15 November 2027. GOV.UK gives two examples: £5.34 for a property registered on 15 December 2026 and £39.60 for one registered on 25 June 2027. After that all your properties renew on one date, a year after you registered your first property.

What happens if you do not register?

Councils can issue a penalty of up to £7,000 for not registering yourself or a property, and up to £40,000 for knowingly or recklessly giving false or misleading information or for continuing or repeated breaches. From 15 December 2026 tenants can also apply for rent repayment orders in some cases.

What information do landlords have to give?

If you are an individual landlord

  • your name and date of birth
  • your residential address
  • your telephone number and email address

If you are a company or other organisation

  • the entity's name and legal type
  • a business address, which cannot be a PO Box
  • a phone number, an email address and the details of a representative
  • the Companies House or charity number
  • the directors or trustees

For each property

For every dwelling you register you give the landlord's name and a correspondence address in England or Wales, which cannot be a PO Box number. You also give the rent and how often it is paid, the number of occupants and households, any HMO or other licence, whether it is furnished, and the dates of the gas safety record, electrical report and EPC.

You also state the capacity you act in, for example if you hold a power of attorney for the owner, and provide certified documents to support it.

You can register a property and add the safety and tenancy details later, but you have 28 days to do it or the property registration may be deactivated. Any change, such as a new tenant, a new rent or a renewed certificate, has to be updated within 28 days.

Can a letting agent register for you?

Landlords can agree that their letting agent or property manager provides certain information on their behalf. The landlord remains responsible for it. If your agent is going to enter details for you, agree in writing which details they will give and check what they submit, including which address they use. See landlords with letting agents.

What will be public on the PRS database?

For now, nothing. GOV.UK's guidance for landlords says: "Currently your landlord and property information will not be shared publicly." It adds that some information may become public in future and that a privacy notice will be updated before any change takes effect.

The Housing Hub says tenants will eventually be able to check whether a landlord meets key legal requirements, and that a list of public information will come later, balancing landlords' privacy with tenants' need to make informed choices. Until that list exists nobody can tell you which of your details may become visible. We will update this page and our updates page when it is.

What does the PRS database mean for your home address?

Two addresses matter. If you are an individual landlord your residential address is collected whatever you do, and a correspondence address cannot change that. For each property you also give a correspondence address, which must be in England or Wales and cannot be a PO Box.

A Landlord Address can be that correspondence address. It is a physical address in England with your personal reference, where post is received and logged by our staff. Official post is flagged and you are told the same working day. Read what address to give on the PRS database for the detail.

How can you prepare for the PRS database?

  1. Find your date

Look up your region's opening date and deadline on PRS dates by region, or set a reminder below.

  2. List your properties

Write down every property you let and the type of tenancy, so you know which need registering and how many fees to budget for.

  3. Choose your correspondence address

Decide which address to give for each property before you start. It must be in England or Wales, it cannot be a PO Box and it should be one you will keep.

  4. Gather your details

Have your personal details ready, and any certified documents if you are registering in another capacity such as a power of attorney.

  5. Agree who does what with your agent

If your agent will provide information for you, agree what they will enter and check it afterwards.

Portfolio landlords with many properties can read about one address for every property.

Remind me when my region opens

We will email you before your region opens and again before its deadline. Nothing else unless you ask.

We use your email only for this. See our privacy notice.

Common questions

Do I need to register if I use a letting agent?

Yes. Your agent can provide certain information on your behalf, but you remain responsible for the registration.

Is the fee per landlord or per property?

Per property. It is £65 for each property and it is renewed every year, and your first payment is reduced during the rollout.

Can I use a PO Box as my correspondence address?

No. The correspondence address for each property cannot be a PO Box number, and nor can an organisation's business address. See PO Box addresses.

Will my home address be public?

Not for now. GOV.UK says landlord and property information is not currently shared publicly. Some may be made public in future and the list has not been published.

Does a correspondence address remove my home address from the database?

No. Individual landlords still give their residential address. The correspondence address is the one you choose for each property. See every landlord address rule.
